- Street-facing corner or high-traffic site (BeezyCorner)
- Within 5 km of tertiary institution (Lapeng)
- Zoning potential for mixed-use or residential
Financial Readiness
- Willingness to structure revenue-share agreement
- No undisclosed liens on property
- Tax-compliant status for business participants
- Bank account for revenue distribution
